10 Exchange SquareBroadgate
10 Exchange Square is a 12-storey office building, reimagined to enhance its relationship with Exchange Park and the Broadgate campus.
The project brief comprised refurbishment of the main reception and core areas including lifts and lift lobbies, CAT A refurbishment to c.90,000 sq ft of vacant floors and provision of cycle and shower/changing facilities within a newly formed cycle pavilion in the existing double-height reception space. Opera has also been appointed to deliver a fully fitted CAT B office fit-out on level 5.
One of the main challenges was delivering these works in a live environment whilst a number of floors remained in occupation. A key driver of the project was to successfully re-present the building and redefine its relationship to the newly relandscaped Exchange Park. Opera have acted as project managers and employer’s representative for the scheme and have led all stages of design, working closely with British Land’s asset management and office and leasing teams. The main refurbishment works were completed in Q2 2022. Opera are also involved in the delivery of c.15,000 sq ft CAT B fitted office space due for completion in Q1 2023.
